It is important to have the correct size water heater sized for your needs. Too big a water heater is bad, not because it uses more gas, it doesn’t, but because of the flow controls in the heaters. The single largest complaint we have had with tankless water heater installations has been that some of the heaters will not turn on at lower flow levels. Shaving in the master bath with cold water seems to be the biggest problem. Running the lavatory sink at a low level does not turn on the very large units. Fortunately very few homes require the largest of the units and when they do they are usually equipped with two water heaters and we can separate them for convenience and comfort. The average tankless water heater now turns on at a flow rate of only ½ gallon per minute. Your lavatories faucet (newer fixture) limits water flow to about 1.5 gallons per minute wide open.

I found this statement on the web “For homes that use 41 gallons or less of hot water daily, Tankless Water Heaters can be 24% – 34% more energy efficient than conventional storage tank water heaters. They can be 8% – 14% more energy efficient for homes that use a lot of hot water, around 86 gallons per day. You can achieve an even greater energy savings of 27% – 50% if you install a Tankless Water Heater at each hot water outlet.”

Let’s go backwards first. Installing a tankless water heater at each outlet is ridiculous when using gas tankless. Electric tankless at each fixture could be viable, but the potential electric demand would exceed a normal homes main panel electrical output.

Is 86 gallons a lot of water. A shower uses 2.5 gallons a minute so that would mean you could take 3 1/2 ten minute showers on full hot. At 80% hot water and 20% cold water you get one more 10 minute shower. 2 baths will consume 86 gallons. This is more than most households use, but not a lot.

The next, first, statement “for homes that use 41 gallons or less of hot water daily, tankless water heaters can 24% - 34% more energy efficient”. The key word in this sentence is “can”. Of course tankless water heaters can be more efficient. Of course tankless water heaters can be less efficient. Efficiency claims should be made comparing model by model and if we compare apples to apples the efficiency change is negligible. The average tank less water heater will have an extremely difficult time paying for itself in energy savings over its projected lifespan.

Don’t invest in a tankless water heater having the impression that your gas bills are going to disappear, they will not. Invest in a tank less water heater because of it’s convenience, performance and space saving design. I did, and I own a tank less heater myself.

The average household spends about 15% of its utility bill on heating water. If you currently have a run of mill off the shelf minimal efficiency tank type water heater you very well could see savings of around 30%. That’s 30% of the 15%. If your average gas bill is, just for argument, 70 dollars a month you can take 70 x 0.15 x 0.30 to get your monthly savings. In this example that savings is $3.15 and factored over a year that is $37.80 and factored over the 15 year projected lifespan of the tank-less heater we come to a projected savings in this example of $567.00.

Since tank type water heaters last typically here in California between 10-12 years there is a possibility of savings from the extended life of the heater. As far as I am concerned, the jury is still out on whether or not the tankless heaters will last as long as the manufacturers are saying. I am somewhat of a skeptic, especially when I am told that the units have been around for decades in Europe. I have been to Europe, you don’t want their plumbing systems. Ours are much better.

Yes, permits are required. It is the law. The installation of a tank less water heater now, without a permit, could very well stop the sale of your home in the future, but that isn’t the real reason for wanting a permit.

Of all the tankless water heaters that we have gone out to repair that were installed by other companies, not a single one of them was installed correctly. Some are dangerous, but most are so badly installed that the installation is what is causing the breakdown. Plumbers install water lines and gas lines, but they don’t do electrical. That is where we come in. We are a fully licensed plumbing contractor, a fully licensed heating and air conditioning contractor and a fully licensed electrical contractor. We know what we are doing and have installed a great many of these in the past. You won’t be a guinea pig or a training ground for us.

The most often incorrect installation item is the gas line. It is nearly always the wrong size. The units are typically 199,000 btu’s and a ¾ steel line is required up to 20 feet in full developed length of the gas line. After 20 feet the line needs to be a minimum of 1”. Many times the plumbers install the correct size steel gas line, but install the wrong size flex line. All flexible gas connectors are labeled as to their btu capacity and most will not handle 199,000 btu’s. The second time most often installed incorrectly is the electrical lines which, by the way, are installed incorrectly in the showroom for tankless water heaters in Fountain Valley as well. The manufacturer (distributor) actually set up a showroom showing “proper” installations that are not up to code. You may not use a corded plug in for permanent installation on the outside of a building. The cords will deteriorate in the sunshine. If you want a tankless you shouldn’t have to have it installed twice at your expense. The tank less heater will use about 4 times the amount of gas that your conventional water heater does. Yes, the tankless will work briefly on the existing ½” gas line that served your conventional water heater, buy when put under a load, 2 showers running at the same time for example, the heater will cut out and your will get a cold shower.

The resulting affect could also be a carbonizing flame like a Tiki torch. Carbon can buildup in the flue and cause a flue fire. So, why does the heater work okay when only a small amount of hot water is used, like a kitchen sink faucet being used?

The reason is that the gas valve or gas valves in the heater are modulating or simulating modulation. A modulating gas valve is a valve that can open varying amount according to demand. So if you set your water heater on 120 degrees and you are only using ½ the water the heater is rated for, the valve will only come only enough to allow enough gas through for it to reach 120 degrees. That would be less than half way open. If the demand were not enough to tax the heater, you would never know that you had an insufficient gas supply until you actually needed it.

Condensing gas furnaces are the most efficient furnaces on the market. So much heat is taken out of the natural gas flame that the gas cools down to the point of actually compensating moisture on the inside of the flue as it travels to be exhausted above the roof line. Just the same way a cold beer on a summer afternoon gets wet on the outside of the glass.

This condensation is acidic and must be handled properly. The venting assembly must be made of a non-corrosive material and that is most often stainless steel, PVC plastic or ABS plastic. The waste water from the vent is then drained into a nearby sink waste line or laundry trap.

This depends on the regulations in your city. The manufactures of the heaters have models for exterior location, but many cities forbid the installation on the outside. Fortunately, even if your city forbids surface mount installations, they should approve semi-flush mounts. A semi-flush mount is the typical installation that an electrical meter undergoes. The wall is cut open and the heater will be recessed into the wall without only an inch or two sticking out on the outside. This is a neat, clean, professional appearing installation and is beyond the skill level of most plumbers. We do it every day here at the Empire Family of Services.

Just because the tankless waterheater is smaller in size doesn’t mean that it doesn’t pack a bigger punch. Tank less water heaters have greater output than tank types. This is more of an opinion than anything else. I prefer Noritz for it’s ease of installation and factory support. My second pick would pick Takagi for the same reasons. I would avoid Paloma as we have has problems with them (not a lot, but why have any if you can avoid it) and I wouldn’t touch a Bosch with a ten foot pole. Factory support for Bosch is virtually non-existent. Our installations are typically Noritz and all of our maintenance customers are extended a full 10 years parts and labor on every installation. You can’t pay a single penny for any repairs when they are under warranty here at the Empire Family of Services because we won’t let you.

Not really, at least being tankless all by itself. Both tank type and tank less waterheater are nearly 100% recyclable. I have never given a tank water heater to any landfill. They have always been recycled. The higher efficient a heater is the more “Green” it is, but tank type waterheater can be every bit as efficient as tank less.

Changing out your old minimum efficient water heater with a new high efficiency unit, tank type or tank less, is an environmental move in the right direction.
